We hope to help make your decision making process as smooth as possible

We are located at 1 Murray Dyer Avenue Renmark, close to town and adjacent to the Renmark Hospital and Aged Care Facility.

Riverside Estate offers several different floor plans of either 2 or 3 bedroom homes with single or double garages.

The homes are built to a very high quality by G.J Gardner Homes, a respected Riverland building company.

Our homes offer high ceilings, spacious rooms, fully tiled bathrooms, modern kitchens, laundry, ample storage, built in robes, air conditioning, all floor coverings,  and outdoor living areas.

All the homes incorporate the facilities for safer living in your older years such as step through access, wide hallways and doorways, large showers to enable mobility impaired access and many other features.

Our current residents are varied in age but all meet the requirement of being over 55. Some are still working but the majority are happily enjoying retirement. Some are local to the Riverland but many have chosen to move here from Adelaide, other SA locations, interstate and even overseas!

Riverside Estate is a fenced, gated community with high security covering access to the Estate. All homes have security intercom to Estate Gates. All homes contain a monitored security system to summon emergency assistance.

You pay a monthly service fee which covers all interior and exterior house maintenance and repairs. From light globes through to air conditioners and hot water services, all water rates and usage, house telephone, security monitoring, building insurance, communal facilities and area maintenance, repairs and cleaning, community gardens and recreation areas. It also covers operating and management costs. This is your money and is set by discussion with the owners, managers and residents.

You will need to pay your own council rates, electricity, contents insurance, internet.

There is a new well-equipped, Recreation Centre. At its centre is a large Multi-function room which leads onto an outdoors alfresco barbecue area overlooking an extensive lawned parklands area. This is the hub of all resident social activities. The building also contains the community kitchen, library, gym, meeting rooms and management office.

We also have a large caravan and boat storage area, a storage shed available to residents and a “Blokes Shed” which is well equipped.

Another great feature is the communal garden which grows flowers, herbs, fruit and vegetables.

Bowls clubs, tennis courts, golf course, sporting ovals, basketball and netball courts and a public swimming pool are all close by. A town sports centre with gym, heated pool and rehabilitation centre is also close by.

Riverside Estate provides a Hospitality House for prospective residents who want to experience the community feel and lifestyle before committing to making a decision to build or buy.

The Hospitality House is available for up to a weeks stay.

A few of our residents have a small dog or a cat and they are most welcome, with the obvious caution about not disturbing other residents.

Your home is yours to enjoy and so of course family members are welcome to visit and stay but for security reasons overnight visits need to be advised to management.

Riverside Estate is owned by Riverside Estate Pty Ltd which employs a full time manager and casual staff to oversee the day to day operations. The manager and staff are all very well known to the residents. Riverside Estate is not owned by one of the large corporate retirement industry organisations.

There is also a thriving residents’ committee which is heavily involved in the social activities within the estate, other organised resident activities within the town, community garden and providing input into operational matters of the Estate. Some residents are also Host House participants, welcoming prospective and new residents to the Estate and showing visitors through their homes.

The Estate is established under the South Australian Retirement Villages Act. Residents occupy their homes under a loan/licence arrangement. A resident does not own the freehold to the home but has a licence to occupy it which is granted by the estate owners in return for the payment of a sum of money which we call the “premium”.

Approval of the estate owners is required and of course alterations or additions are at your cost. You may not get a return back on the alterations and you may be required to pay for returning the home to its previous state when you leave.

On entering into the loan/licence agreement:

  • A deposit of $2,000 is payable which is fully refunded if during the 15 day cooling off period you decide not to proceed.
  • If you proceed, then prior to moving in you will pay the balance of the premium.

NOTE THAT THERE IS NO STAMP DUTY PAYABLE ON THE PREMIUM.
